Each project is unique with it's own set of challenges and opportunities. We can work with you to customize our services to meet your needs. We have outlined a typical scope of design services.

Dream it.

  • Phase 1 // Pre-Design: consists of meetings to determine the project's requirements and goals. The Designer will evaluate the existing conditions in and around the property and document these conditions with as-built measured drawings. The Designer will also evaluate all applicable zoning and building codes to determine the project's feasibility.


Design it.

  • Phase 2 // Conceptual and Schematic Design: First true phase of design. Owner and Designer discuss the projects basic layout, circulation, aesthetics, etc. The Designer uses this information to create a series of conceptual drawings of proposed schemes. The drawings can consist of 2D floor plans and elevations and selected 3D views.

  • Phase 3 // Design Development: This phase of work addresses specific functional, mechanical and engineering criteria. The work begins to investigate and integrate the necessary structural, mechanical, electrical, plumbing systems, etc. into the project. Designer and Owner will work together to select materials such as windows, doors, fixtures, and interior finishes.

  • Phase 4 // Construction Documents: Generally, the largest of all the phases, where the Designer and sub-consultants finalize the technical design and documents. The completed documents will contain all the information necessary for construction permitting.


Build it.

  • Phase 5 // Contractor Bidding and Construction Administration: At this stage, the Owner will need to select the contractor for the job, often times receiving multiple competitive bids. The Designer will assist the Owner in this process.

  • Construction Administration is the final phase of a project. The Designer will periodically visit the job site to see progress and ensure the contractor is following the plans. The Designer is available to answer questions and provide overall support through the build process. It is also possible that some additional services for the Designer may arise during the construction process.
